About the Role
As the Head of Property & Operations, you will play a pivotal role in leading and growing the Property Management division across both local and offshore teams. This is a hands-on leadership position that blends strategic oversight with operational excellence.
You will:
Actively lead the Property Management team across its local and offshore operations
Drive strategic growth through rent roll acquisitions, referral partnerships, and business development initiatives
Oversee compliance, trust accounting, and regulatory obligations including CAV/BLA requirements and audits
Champion operational efficiency through systems management, process discipline, and software optimisation
Manage team resourcing including recruitment, onboarding, performance reviews, and training programs
Maintain strong relationships with landlords, tenants, and stakeholders, ensuring high levels of satisfaction and retention
Collaborate with Directors and contribute to board-level strategy, reporting, and profitability planning
Ensure seamless onboarding and integration of new properties and portfolios
Attend VCAT hearings and manage escalated tenancy matters
Partner with other business units to maximise cross-selling opportunities and group-wide objectives
Act as a key decision-maker on operational matters, with authority over budgets, staffing, and departmental strategy
From time to time, this role is expected support the team by managing a property or two to keep things humming while team members are on leave or new clients on boarded
This in-office based role offers the opportunity to shape the future of the Property Management business while working closely with a forward-thinking leadership team.
About You
You are a confident and experienced property leader with:
5-7 years experience in Property Management, including 3+ years in a senior leadership role
Proven success business growth and operational management
Demonstrated experience achieving strategic business outcomes
Strong knowledge of the Residential Tenancies Act and compliance frameworks
Exceptional communication, negotiation, and stakeholder engagement skills
A current Agent's Representative Certificate (or Full Real Estate Licence)
A Driver's Licence, and a current Police Check or willing to undergo a Police Check
A proactive, client-focused mindset and passion for real estate
Australian citizenship or permanent residency status
