We are seeking an experienced Residential Maintenance Coordinator to join our property management team. In this role, you will be the central point for all maintenance requests across our residential portfolio, coordinating repairs from start to finish. You will liaise with trades, property managers, landlords, tenants, and strata managers to ensure every job is handled promptly, cost-effectively, and to a high standard.

Key Responsibilities:

Receive and log all residential maintenance requests.

Assess urgency, determine landlord vs strata responsibility, and prioritise jobs.

Obtain and review quotes from licensed contractors, ensuring competitive pricing.

Provide approved quotes to property managers for landlord approval.

Coordinate with strata managers for repairs within common property responsibilities.

Arrange, schedule, and follow up on repairs until completion.

Check completed works, ensure quality, and approve invoices for payment.

Maintain accurate records of all works, quotes, and invoices in the property management system.

Build and maintain a reliable network of licensed trades and suppliers.

What We’re Looking For:

Minimum 3 years’ experience in residential maintenance coordination, property management, or facilities management.

Strong understanding of common residential repairs, costs, and compliance requirements.

Proven ability to deal effectively with tradespeople, suppliers, landlords, tenants, and strata managers.

Excellent organisational skills with the ability to manage multiple jobs at once.

Experience with property management software preferred.

Knowledge of NSW strata processes and legislation is highly regarded.
