Our client, an established property investor on Sydney's Northern Beaches, seeks an experienced Property Manager to oversee their substantial residential portfolio on a part-time basis (4 days per week). All residential properties are high end with no short-term agreements.
About Our Client
Our client is a well-regarded property investor managing a significant property portfolio across the Northern Beaches, comprising over 50 residential properties and more than 5 retail properties. They pride themselves on professional property management with a personal touch, understanding that behind every property is someone's home or business. This part-time position offers the rare opportunity to manage a substantial portfolio while maintaining work-life balance and not having to work with sales targets on a weekly or monthly basis.
About the Role
Working 4 days per week, you will take ownership of the residential property portfolio, ensuring exceptional management standards while building strong relationships with tenants and stakeholders. This autonomous role combines strategic portfolio management with hands-on property administration.
Working Arrangement: 3 days per week (days negotiable), based on the Northern Beaches with regular property visits across the portfolio.
Key Responsibilities:
Manage all aspects of residential tenancy agreements, renewals, and terminations
Conduct thorough property inspections (ingoing, quarterly routine, and ad-hoc)
Oversee maintenance programs and coordinate with contractors and service providers
Implement and optimize property management systems (MRI Property Tree, REI Live Forms, Inspection Manager)
Prepare and manage annual property budgets and financial reporting
Process invoices, monitor income/expenses, and maintain accurate financial records
Coordinate capital improvements and project management
Ensure compliance with NSW tenancy legislation and safety requirements
Manage property listings on realestate.com.au
Prepare comprehensive weekly, monthly, and quarterly performance reports
The Ideal Candidate
Our client seeks a seasoned property management professional who can deliver full-portfolio results in a condensed working week.
Essential Requirements:
Class 1 or 2 Real Estate Licence (mandatory)
Minimum 10 years' property management experience
Strong proficiency with property management software (MRI Property Tree experience highly regarded)
Current knowledge of NSW residential tenancy legislation
Excellent knowledge of the Northern Beaches market
Own reliable vehicle and current driver's licence
Outstanding written and verbal communication skills
Proven ability to work autonomously in small team environments
Highly Valued:
Experience managing large residential portfolios (50+ properties)
Boarding house management experience
Digital platform experience (Uplisting, SiteMinder, or similar)
Financial management and budgeting expertise
Project coordination experience
