Current Opportunities:

Assistant Strata Manager – Sydney Inner South
Salary: $80,000 + Super

• Support a Senior Strata Manager with a portfolio of 30 buildings (800 lots in total).
• Gain exposure to large and varied schemes, assisting with meetings, compliance, and administration.
• Excellent training and mentoring opportunity for someone eager to build a long-term career in strata.

Strata Manager – Sydney West Region
Salary: $85,000 + Super

• Manage 60 small schemes locally, a mix of residential and commercial buildings (approx. 700–750 lots).
• Straightforward, non-complex portfolio – ideal for someone with around 2 years of strata experience.
• Client meetings are a mix of online and onsite for flexibility.
• Enjoy 1 day WFH once successfully onboarded.

Senior Strata Manager – Sydney South RegionSalary: $105,000 – $125,000 + Super

• Manage a stable portfolio of smaller buildings (80 schemes with 800 lots), mostly 6–24 lots.
• No BMCs, focus on day-to-day maintenance and committee management.
• Requires 5–7 years’ strata experience.
• Ideal for someone who enjoys stable long-term portfolios without frequent onboarding of new developments.

Junior Strata Manager – Sydney CBD PortfolioSalary: $100,000 + Super + Schedule B

• Oversee 60 small-to-medium schemes across Sydney, approx. 1,600 lots in total.
• Suited for candidates with 12–18 months of strata management experience.
• Hybrid model after 3 months: 2 days WFH, 3 days in office.
• Meetings encouraged during business hours and often conducted via video for efficiency.

Strata Manager – Sydney West RegionSalary: $100,000 – $130,000 + Super + Schedule B

• Flexible portfolios ranging from small to large, tailored to your skills and experience.
• Exposure to Community Associations (CAs) and BMCs – experience with these is highly regarded.
• Excellent opportunity to grow your technical expertise in complex strata structures while enjoying strong remuneration.

Key Responsibilities (across all roles)

• Manage a portfolio of residential and/or mixed-use schemes.
• Prepare and attend meetings, issue notices, and manage compliance.
• Oversee repairs, maintenance, and contractor management.
• Build strong relationships with committees, owners, and stakeholders.
• Ensure financial management, levies, and budgets are accurate and up to date.
• For senior roles: mentor junior staff and oversee larger, more complex portfolios.

What We’re Looking For

• Previous experience in strata management (entry-level roles require 12–18 months; senior roles require 5+ years).
• Strong client service and communication skills.
• Organised, proactive, and able to manage competing priorities.
• Technical knowledge of strata systems, compliance, and legislation.
• Passion for delivering excellent service and building long-term client relationships.
