Salary: $85,000 – $90,000 + Super

• Approximately 80 residential lots with a BMC (including RSL and commercial lots).
• Morning responsibilities onsite, followed by supporting a 500-lot development managed by a Senior PM.
• Early start (6:30–7:00am) with an early finish (around 3:00–3:30pm).

Building Manager – Inner South

Salary: $85,000 – $90,000 + Super

• 180 residential lots with a single commercial lot within the BMC.
• Engaged committee that values professionalism and high attention to detail.
• Ideal for a polished and proactive Building Manager who enjoys committee engagement and maintaining high presentation standards.

Building Manager – North West

Salary: $80,000 + Super

• Exciting growth site currently at 500 lots, expected to expand to over 1,300 lots.
• Work closely with a Senior Building Manager and BMC, gaining invaluable experience on a large-scale development.

Senior Building Manager – North Sydney

Salary: $100,000 – $115,000 + Super

• Complex of 500+ residential lots across 2 BMCs and 4 strata plans.
• Strong team culture, working alongside a Senior BM and support staff.
• Requires 3–4 years’ experience in building management with strong technical knowledge.
• Suited to a confident professional who is proactive, detail-oriented, and skilled in managing large residential communities.

Senior Building Manager – Western Sydney

Salary: $105,000 package

• Role: BMC-focused only. Management of shared facilities and assets across a large site, including a residential tower, retail precinct, and hotel.
• Experience: Candidates must have a minimum of 5 years’ experience in managing a complex BMC site. A background limited to small residential schemes or minor BMC exposure will not be sufficient.
• Fantastic opportunity for an experienced professional seeking stability, responsibility, and career longevity.

Key Responsibilities (across all roles)

• Oversee day-to-day building operations, maintenance, and contractor management.
• Ensure compliance with WHS, fire safety, lift, and other statutory requirements.
• Build strong relationships with committees, owners, and residents.
• Manage budgets, term deposits, and financial reporting in conjunction with strata managers.
• Coordinate defect rectification and oversee capital works where required.
• Lead and mentor assistant managers (senior roles).

What We’re Looking For

• Previous experience in Building Management (3+ years, senior roles require 5+).
• Strong communication and stakeholder management skills.
• Excellent organisational skills with a proactive approach to problem-solving.
• Technical knowledge of building systems (mechanical, electrical, HVAC, fire safety).
• Ability to work both independently and as part of a team.
