Residential Property Manager
We are seeking an experienced and motivated Residential Property Manager to join our client, a well-known and high-performing real estate brand with a strong reputation in the Melbourne market. This is a fantastic opportunity for a professional with 3–4+ years of experience who is ready to take the next step in their career and be part of a supportive, dynamic, and high-achieving team.
You will be responsible for a clean and well-maintained portfolio of 140–150 properties, spread across the inner CBD and city fringe. The portfolio is currently up to date and supported by the Team Leader, making this an easy transition for the right candidate.

Key Responsibilities:
- Manage a portfolio of 140–150 residential properties (CBD + surrounding suburbs)
- Conduct entry, exit, and routine inspections as well as lease renewals
- Handle maintenance requests, liaising with landlords, tenants, and trades to ensure properties are well maintained
- Build and maintain strong relationships with landlords and tenants, delivering outstanding service
- Monitor and manage rental arrears and ensure compliance with the Residential Tenancies Act
- Oversee leasing activities, advertising, and tenant selection when required
- Provide clear and regular communication to landlords
- Collaborate closely with the leadership team to maintain the agency’s reputation as a top-performing brand
About You:
- 3–4+ years of proven residential property management experience
- Current Agent’s Representative Certificate
- Valid driver’s licence and reliable vehicle
- Strong knowledge of the Residential Tenancies Act and compliance requirements
- Proficiency in Property Tree (preferred) and Microsoft Office Suite
- Organised, efficient, and capable of managing a busy portfolio
- Excellent communication and client relationship skills
- Positive, proactive, and able to thrive in a high-performing team
