Join a Leading Commercial Property Agency in Adelaide

We are seeking an experienced Commercial Property Manager looking to advance their career into a Senior role, with a full-time permanent opportunity in a respected Adelaide agency. This role offers the opportunity to manage a substantial and diverse portfolio of under 50 properties with just over 100 tenancies, including warehouses, bulky goods retail, storage units, offices, and general commercial assets.

The portfolio is predominantly located south of the city, with additional sites on the city fringe. This role is well-suited to a dependable professional with excellent organisational skills, strong attention to detail, and the ability to manage a broad range of responsibilities in a fast-paced environment.

Key Responsibilities

• Manage all aspects of a diverse commercial property portfolio, including inspections and tenant relations.
• Coordinate maintenance and repairs, from minor works to large-scale refurbishments, including insurance claims.
• Oversee lease renewals, rent reviews, and tenancy compliance in line with legislation.
• Prepare and manage financial processes, including invoicing, outgoings reconciliations, and end-of-month reporting.
• Monitor arrears and ensure effective communication with landlords, tenants, and contractors.
• Support new managements, vacancies, and leasing activities, providing regular updates at Work in Progress meetings.

Selection Criteria

• Current Property Management Registration License with proven commercial property management experience.
• Strong knowledge of the Retail & Commercial Leases Act 1995, building codes, and compliance requirements.
• Excellent organisational, time management, and project management skills with attention to detail.
• High-level written and verbal communication skills with confidence in negotiations.
• Proficiency in property management software (Re-Leased, Cirrus 8 or similar) and MS Office Suite.
• A current driver’s license and reliable vehicle.
