This pivotal role provides comprehensive property management services for a private property portfolio, overseeing a diverse portfolio of properties and assets across Brisbane, Gold Coast and the Sunshine Coast. The Property Manager is responsible for all aspects of property maintenance, asset management, vendor coordination, financial oversight and the supervision of household staff, including an Executive Housekeeper and a Family Property Caretaker.
Key Responsibilities
- Property and Vendor Management.
- Conducting regular usage checks and maintenance of household assets including boats, jet skis, golf carts and high-performance vehicles.
- Manage a wide range of trades (e.g. gardening, cleaning) to ensure all properties are maintained to the highest standard.
- Coordinate and supervise services to ensure timely, budget-conscious, and high-quality work.
- Develop and implement a comprehensive maintenance schedule for all family-owned properties.
- Proactively identify and resolve maintenance issues, proposing cost-effective and practical solutions.
- Personally complete minor repairs and maintenance tasks when appropriate.
- Preparing properties for family stays, events, and visitors, including grocery and household provisioning.
- Supervise and delegate tasks to the Executive Housekeeper and Family Property Caretaker.
- Coordinate staff and external service providers to ensure seamless day-to-day operations.
- Collaborate with the employer’s Personal Assistants to align property management and concierge services with the family’s calendar and commitments.
- Ensure all properties and assets are prepared for family use, events, and travel in line with schedules.
- Obtain quotes, manage vendor contracts, and ensure accurate documentation and timely payments.
- Identify and plan for medium- to long-term maintenance requirements and present efficient, budget-conscious solutions.
- Conduct regular property inspections to ensure work meets the required standards.
Experience & Capabilities
- Proven experience in property maintenance, ideally across high-value residential properties.
- Hands-on skills in basic plumbing, repairs, painting, or carpentry are essential.
- High degree of discretion and professionalism, with a demonstrated ability to handle confidential information (a signed confidentiality agreement is required).
- Clean driver’s license and ability to confidently drive performance vehicles.
- Flexible availability, including evenings and weekends as needed.
- Ability to respond promptly to urgent maintenance or concierge requests.
- Exceptional communication and time management skills.
- Calm under pressure and detail-oriented.
- Demonstrated ability to manage complex, sensitive and high-value property portfolio.
