We are seeking a highly capable Building Maintenance Manager to join our dynamic team and take ownership of the day-to-day maintenance and operational management of a premium residential and hospitality building in Melbourne CBD.
This role is perfect for someone who is both hands-on and strategic, comfortable fixing a leaking tap in the morning and reporting on contractor performance in the afternoon. You’ll be responsible for keeping the building in top condition for residents and guests, ensuring that everything runs smoothly, safely, and to the highest standard.
About the Role
Oversee and perform day-to-day general maintenance across apartments and common areas (e.g., patch & paint, minor plumbing, tighten hinges, pool testing, cleaning of external paths)
Proactively identify and implement improvements to enhance the safety, appearance, and function of the property
Manage contractors, service providers, and compliance of all building systems, including fire, HVAC, and access control
Conduct routine inspections and coordinate preventive maintenance schedules
Ensure all plant and building systems are compliant and operating efficiently
Maintain records, report defects, and prepare monthly operational reports
Ensure compliance with all relevant legislation, including WHS and statutory maintenance
Build and maintain excellent relationships with residents, guests, owners, and on-site staff
About You
Prior experience as a Building Manager, Maintenance Manager, or similar combined role
Hands-on trade or handyman background with a proactive, problem-solving approach
Strong understanding of building operations, compliance, and strata processes
Physically fit, reliable, and able to work autonomously
Excellent communication and customer service skills
Flexible availability across a 7-day roster, including early mornings and weekends
Tech-savvy enough to use building management software and basic google workplace tools
Professional, well-presented, and takes pride in delivering a safe, clean, and well-maintained environment
