About the role

As a Residential Property Manager, you will be responsible for the day-to-day management of a portfolio of residential properties for Sell Exclusive Real Estate', a leading real estate agency on Bribie Island, Queensland. This is a full-time role that requires you to oversee the successful tenancy of properties, ensuring landlords' investments are protected and tenants receive excellent customer service. Property Management experience preferred but not essential.

What you'll be doing

Effectively managing a portfolio of residential properties, including liaising with landlords, tenants, and tradespeople

Conducting property inspections, documenting condition reports, and addressing any maintenance or repair issues

Advertising and marketing vacant properties, conducting viewings, and securing new tenants

Negotiating and preparing tenancy agreements, rent reviews, and lease renewals

Efficiently managing rental payments, arrears, and trust account reconciliations

Providing regular updates and reporting to landlords on the performance of their investment properties

Ensuring compliance with all relevant residential tenancy legislation and industry regulations

Eating cake and donuts on celebratory occasions with staff.

What we're looking for

At least 2 years' proven experience in a residential property management role is preferred.

Strong customer service and communication skills, with the ability to build and maintain positive relationships with landlords and tenants

Excellent organisational and time management skills, with the ability to prioritise and multitask effectively

A keen eye for detail and the ability to identify and resolve potential issues proactively

Proficiency in using property management software and digital tools

A genuine passion for the real estate industry and a commitment to providing exceptional service

A valid real estate license or the ability to obtain one
