Our client is a long standing and highly successful property developer, with a mixed property portfolio within the residential, office and retail sectors. With multiple new properties being built over the next 24 months, an urgent need exists for an experienced residential property manager to oversee approx 30 residential properties (including a 21 apartment block) and co-ordinate all the maintenance requirements for approx 60 commercial properties. Working alongside a Commercial/Leasing Manager, you will learn the ins and outs of commercial property management.

Key aspects of the role include:

Managing tenant entry and exit

Conducting routine inspections

Organising maintenance and repairs for commercial and residential properties

Managing rental reviews, arrears and renewals

Running open homes

Processing invoices

Processing bond and insurance claims

Leasing and application processing

Attending QCAT when required

Managing the maintenance team and their schedules

Managing the facilities management services for allocated sites, tenant liaison and contractor management

Our ideal candidate will have at least 5 years residential property management experience and would be looking to either move out of an agency environment or gain more exposure in commercial property management. You should possess a current QLD Real Estate certificate/license, with an updated knowledge of relevant legislation and a valid driver's license.

Critical to this role will be your understanding of lease agreements, working with a maintenance team and trades, carrying out on-site inspections and chasing rent arrears. We need a confident, strong communicator who is able to issue breach/remedy notices when required, and closely monitor renewal and review dates.

In addition to a generous salary package, you will also receive a car allowance, although travel with be limited to Gold Coast and northern NSW.
