This is the next step for a proven Senior Contract Administrator who wants to take ownership of a landmark high-rise, not just manage one of many. You’ll lead the full commercial delivery of a premium coastal residential tower valued around $80M - $90M, from early procurement through to completion.

The Role

You’ll take full commercial control of a flagship high-rise project from pre-construction through to handover. This includes managing head and subcontract documentation, trade letting, claims, variations, forecasting, and cost reporting using industry-leading systems. You’ll ensure commercial alignment between design, budget, and program, while maintaining strong relationships with consultants, clients, and subcontractors.

Working alongside an experienced Commercial Manager and Construction Manager, you’ll drive early procurement, oversee monthly cost reports and cashflows, and ensure all commercial processes run with precision, clarity, and compliance.

Responsibilities

• Manage full commercial delivery from pre-construction through handover
• Lead procurement, trade letting, contract documentation, and scope management
• Prepare, process, and negotiate variations, progress claims, and EOTs
• Produce detailed monthly cost reports and cashflow forecasts
• Ensure accuracy and compliance with internal systems and standards
• Support design and program coordination to maintain commercial alignment
• Uphold quality, safety, and financial discipline across all build stages
• Build trust and open communication with internal teams and external stakeholders

You

• 10+ years’ experience in Contract Administration across commercial or multi-residential projects
• Proven record delivering $40M+ builds (ideally high-rise or mixed-use)
• Strong commercial understanding of D&C and Fixed-Sum contracts
• Competent with major project management systems (Procore/Jonas advantageous)
• Deep understanding of coastal and basement construction challenges
• Degree in Construction Management or Quantity Surveying
• Calm, professional, and precise under pressure: thrives on ownership and accountability
• Confident communicator who builds respect through integrity and delivery
