Contract Property Manager (Canberra)

Milk Chocolate is seeking an experienced Contract Property Manager to support our leasing and inspections across Canberra, with most properties located in Belconnen. This is a flexible, per-appointment role—perfect for someone who wants control over their hours without ongoing portfolio management.

Candidates must have a minimum of 2 years of property management experience.

Australian permanent residency is required for this position.

What you'll do

Conduct rental appraisals

Collect keys from sales agents and arrange key cutting for lockboxes

Install lockboxes onsite

Access to your own vehicle is essential for property visits

Collect handover documents from previous managing agencies (if not sent via email)

Undertake open homes

Complete ingoing condition reports

Carry out routine inspections

Complete exit (final) inspections/reports

Note: You won't manage ongoing landlord or tenant communications—our full-time PM team handles that. Your focus is opens and inspections.

Remote + field based in Canberra

Flexible scheduling—accept appointments that suit your availability

Paid per open and per inspection (contractor arrangement)

ABN required — you’ll invoice Milk Chocolate for completed work

You'll bring

Solid experience conducting opens and residential inspections

Strong attention to detail in condition and exit reports

Reliable transport and smartphone

Professional presentation and communication

ACT real estate registration preferred

Experience using Inspection Express & Inspect Real Estate
