Our client is a well-established and highly active privately owned Property Developer with multiple active projects and a continued appetite to invest into the Sydney property market.

Due to new acquisitions they are seeking an experienced Project Marketing Manager to lead the end-to-end delivery of sales and marketing initiatives across key residential developments.

This is a hands-on role ideal for a marketing professional who thrives in a fast-paced environment, is confident managing both external agencies and internal stakeholders, and brings a commercial mindset to campaign planning and execution.

About the Role:
As the Marketing Manager, you will report into the Sales & Marketing Director and take ownership of all project marketing activity for your projects, from strategy through to execution working closely with the development team, external sales agents and creative agencies, and media partners. Your core focus will be driving awareness, lead generation, and campaign performance to support project sales and long-term brand positioning.

You will be responsible for managing the delivery of integrated campaigns across digital, print, social, and onsite activations — ensuring consistency, quality, and effectiveness across every touchpoint.

Key Responsibilities:

• Lead and manage all marketing initiatives for multiple residential developments
• Develop and execute marketing strategies in line with sales targets, project timelines, and market conditions
• Coordinate launch events, display suite openings, and community engagement initiatives
• Oversee the planning and rollout of integrated marketing campaigns (digital, print, social, signage, EDMs, etc.)
• Monitor and report on campaign performance, lead conversion, and ROI - making data-driven recommendations to optimise outcomes
• Work closely with sales agents to support lead generation and conversion, including the development of collateral, listings, and promotions
• Support market research, competitor analysis, and pricing insights as needed

About You:

• 5+ years’ experience in a property marketing ideally in Land/Masterplanned Communities or H&L
• Tertiary qualification in a Marketing or Business related discipline
• Strong background in managing external agencies (both sales and marketing/creatives)including briefing, approvals, timelines, and budgets
• Excellent understanding of integrated marketing campaigns and lead generation funnels
• Proven experience with digital marketing tools, CRM systems, and performance reporting
• Highly analytical and organised with strong project management skills and attention to detail
• Confident communicator and collaborator - able to liaise effectively with internal and external stakeholders
• Driver’s licence and own vehicle for site visits, and an immediate or short notice period preferred
