Lead the heartbeat of a premium residential community. We’re seeking a hands-on, people-first Building Manager to own day-to-day operations, compliance and resident experience—while directly managing the Concierge/Front-of-House, Security, and cleaning teams.

The role

• Site leadership & presentation: Be the on-site lead for residents, committee/OC manager and contractors. Uphold five-star lobby and amenities standards at all times.

• Team management – Concierge & Security: Lead front-of-house and security staff (rosters, training, SOPs, service standards). Oversee arrival experience, resident enquiries, parcel management, amenity bookings and after-hours protocols; coordinate incident response, patrols, CCTV monitoring and access control with the security team; coach for warmth, accuracy and speed.

• Team management – Cleaning: Manage the cleaning team and scope (public areas, back-of-house, bins/waste, amenities). Set KPIs, run audits, spot checks and quality walk-throughs; ensure consumables and equipment are stocked, safe and well maintained.

• Work orders & resident services: Triage maintenance and service requests, coordinate moves/fit-outs, permits and inductions via BuildingLink (or similar), and safeguard common property.

• Compliance & essential services: Keep ESM programs audit-ready (fire systems, lifts, pumps, HVAC, water quality, electrical, façade access/anchors). Track testing, dockets, certifications and remedial actions.

• Maintenance & asset care: Drive preventative maintenance aligned to the long-term plan. Maintain asset registers/warranties; minimise downtime and manage SLAs.

• Contractor & vendor management: Scope works, obtain quotes, raise POs within delegations; manage security, gardening, window cleaning, pool/amenities and other providers to KPI and contract.

• Security & access: Administer keys/fobs, monitor CCTV/incident logs, manage loading dock and deliveries, and maintain clear incident and escalation procedures.

• Health, safety & risk: Lead site safety culture—inductions, SWMS, toolbox talks, risk assessments, near-miss/incident reporting, emergency readiness (AS 3745 familiarity valued).

• Reporting & budgets: Maintain accurate digital records; deliver concise monthly reports (ESM status, team KPIs, work orders, contractor performance, capex/opex items, risks) and support annual budgeting/procurement.

You’ll bring

• Experience as a Building Manager or Facilities lead in residential or mixed-use; proven people leadership of concierge/front-of-house, security and cleaning teams.

• Strong contractor management and compliance discipline; confident with scopes, certificates and maintenance reports.

• Proficiency with BuildingLink (or similar), MS Office and access control systems.

• Calm, polished communicator who can coach teams, handle residents professionally and roll up sleeves when needed.

• Working knowledge of essential safety measures and relevant Australian Standards; WHS mindset.

Nice to have

• Trade/facilities background; exposure to AS 1851 and emergency planning.

• First Aid, Construction Induction (White Card), Working at Heights or similar.
