Senior Property Manager – Join Tiga

We’re seeking a Senior Property Manager to lead our residential portfolio, oversee a small team, and drive the next phase of growth. This is a hands-on leadership role where you’ll balance day-to-day management with forward-looking strategy. You’ll have the opportunity to work with top-tier clients and high-net-worth private family offices across a diverse portfolio.

The Role

In this role, you’ll manage the full scope of residential property management, including:

Building strong relationships with landlords, tenants, trades, and internal teams

Overseeing arrears, lease renewals, inspections, maintenance, and conflict resolution

Preparing leases, notices, authorities, VCAT documentation, and compliance reports

Representing landlords confidently at VCAT hearings

Mentoring, training, and supporting junior staff

Setting and tracking portfolio KPIs and performance targets

Staying across the Residential Tenancies Act and ensuring compliance

Identifying opportunities to grow and improve the property management division

Reporting directly to a diverse investor base, including private individuals, family offices, and institutional stakeholders

Office presence is important for onboarding and integration, though flexibility is available for the right candidate.

What You Bring

Valid Agent’s Representative Certificate (essential)

5+ years’ experience in residential property management, ideally with leadership responsibilities (3+ years may be considered for outstanding candidates)

Strong working knowledge of the Residential Tenancies Act (Vic)

Demonstrated VCAT experience (document preparation & representation)

Excellent communication, organisation, and conflict resolution skills

Ability to manage competing priorities and meet deadlines

Proactive, client-focused approach to problem solving

Tech-savvy with experience across property management systems

Systems we use:

InspectionExpress (inspections, reports)

InspectRE & Ignite (leases)

Microsoft Office Suite
