The position is for a Part-Time Senior Property Manager, work-from-home (no office). The job is attending to a small portfolio of residential properties concentrated between Ryde and Hornsby areas, and includes Saturday leasing and open-homes.
You will have a full-time office-based property management assistant who helps with most tasks. This assistant is already trained and has been working in the business since 2018.
Sydney Listings is a boutique family business, and 90% of our work is for a small group of family-based landlords, as a pose to a large number of individual landlords. Most feedback is that this setup is much easier to manage. More enjoyable, and less hectic!
Package Details
Working Hours: 28-30 hours per week, most days being 10-3 with one day off during the week and Saturdays 9-1 (when there are open homes to be run.)
The Important Part: $70,000—80,000 per annum, negotiable based on experience and number of hours per week, including super and motor vehicle allowance.
Working Arrangement & Perks
Part-Time: Part-time role only.
Flexible on hours: As long as the work gets done and you're responsive during set working hours, we're happy for you to have flexibility with your working hours.
Location: Portfolio is concentrated in Hornsby and Ryde areas. We will focus on candidates who live in this area and prefer candidates living within 15 minutes of Hornsby/Asquith.
Work From Home: You are able to work 100% of the time from home. (Coworking space membership negotiable).
Paperless Office: Everything is paperless and cloud-based
What! You Get An Assistant?: You have a dedicated, full-time Property Management Assistant who works remotely and helps with all aspects of the job. He has been working in the business since 2018, so knows the ins and outs of the job. He handles routine repairs, schedules inspections, rent collection and chasingup minor arrears, prepares leases and more.
Dealing With One Main Landlord: Deal with one main landlord/family, rather than lots of individual landlords. This tends to make the role a lot easier than other property management jobs.
Autonomy & Ownership: You will be empowered to run this small department, reducing the need for back-and-forth communication. Everything in this business has been designed to streamline and improve the property management experience for tenants, landlords, trades and property/leasing managers.
Portfolio Details
We currently manage less than ninety properties in the Greater Sydney Region:
5% Commercial: We manage 5-6 Commercial Properties. Occasionally, commercial leasing is required (you will be guided and supported with this)
85% Residential (apartments): The rest are apartments concentrated in Ryde and Hornsby areas. In addition, we do some casual leasing in Parramatta.
10% Building Management: We manage several whole apartment buildings, meaning we act like a strata company for these complexes. Building management is a part of this role. This involves repairs to common areas, managing Fire Safety Statements, other ongoing building maintenance, and many of the responsibilities typically carried out by a strata.
For the commercial and building management aspects of the role, you will be given training, guidance, and support, as well as have access to a detailed internal wiki with step-by-step guidance for all processes, and your property management assistant’s experience.
No prior commercial property management or building management experience is required.
Requirements
Targeting 3+ years property management (or related field) experience.
Autonomous and handle all aspects of our property and building management department
Driver’s Licence
Responsiveness and communication skills — someone who takes the time and care to communicate clearly
Comfortable with technology—or at least willing to learn!
Willingness to adapt to our systems
A can-do attitude!
Monk-like patience when dealing with tenants! (Just kidding, they're all lovely. Well. Most of them.)
Laughs at the employer's jokes, even when they're not funny

Please note, with all responsibilities you are assisted by our full-time Property Management Assistant who has been with the business for six years and is already trained in our processes.
Leasing & End-of-Lease processes, including Saturday open homes and handling rental applications
Bond Finalisation
Routine Inspections
Rent Reviews & Rent Increases
Managing and overseeing repairs and maintenance
Other general and sporadic property management tasks
Commercial property management and leasing
Building management responsibilities
