We're looking for a dedicated Asset Officer to join our award-winning team and help us ensure our properties are not just maintained, but are safe, comfortable, and supportive homes for our tenants.
What You'll Be Doing
As our Asset Officer, you'll join a team of skilled professionals at the heart of ensuring our properties (both owned and government-leased) meet the highest standards. You'll play a crucial role in providing quality services to our tenants, real estate agents, and landlords, all while working with our trusted network of approved contractors.
Your day-to-day will involve:
You'll be the go-to person for arranging quotes and coordinating both responsive and planned maintenance, as well as exciting project work for our properties.
Conducting detailed vacant property scoping inspections and prepare work specifications using a Schedule of Rates to ensure timely and cost-effective property turnaround.
Undertaking Property Assessment Survey (PAS) inspections to assess the condition of housing assets and identify required maintenance in line with organisational standards.
Conducting vital quality and WHS compliance checks, ensuring our approved contractors deliver exceptional and safe services.
Processing work orders, invoices, and maintaining meticulous records to ensure timely and accurate reporting.
Preparing insightful reports on asset and property maintenance, providing key data to inform our decisions.
Conducting property inspections to ensure compliance and identify areas for improvement.
Working closely with our housing team to efficiently manage property voids and vacancies, helping us meet or exceed our turnaround targets.
What You'll Bring to the Team
You’ll be a proactive and detail-oriented individual with a passion for property.
A minimum of 3 years of experience in asset management working for community housing provider or facilities management is essential. Experience in building and construction and/or understanding of community housing is a definite plus.
A solid understanding of building regulations and LAHC assets policies, as well as a solid understanding of relevant WHS legislation.
A current Driver's Licence is essential, as you’ll be regularly out of the office visiting properties and sites.
Strong computer skills, including proficiency in Excel, Word, Outlook, and experience with housing management systems is a bonus.
Excellent verbal communication skills to effectively engage with a diverse range of internal and external stakeholders.
Proven abilities in negotiation, customer service, time management, problem-solving, and decision-making.
