THE ROLE:

We are seeking an enthusiastic, positive and proactive Property Manager to join our growing team. You will be in charge of a portfolio of approx. 90 properties which will be capped at 100. We believe in quality, not quantity, and in turn deliver on our service.

You will be required to manage the portfolio end to end and keep this well-kept and tidy portfolio running smoothly. Aided by an Assistant Property Manager and Trust Accountant - no trust accounting required.

You will also be supported by a positive and hands on Head of Department, Office Manager and two Directors.

KEY RESPONSIBILITIES:

Client Relations: Maintain strong relationships with clients, responding promptly to phone calls, messages, and emails, and providing timely updates after viewings and home opens.

Documentation & Compliance: Ensure all tenancy documents are properly completed, signed, and filed, and stay up-to-date with industry regulations and legislation.

Property Inspections: Conduct regular property inspections, report issues to owners, provide inspection reports, and ensure compliance by tenants.

Property Maintenance: Organise repairs and maintenance, obtain quotes for improvements, and ensure timely and satisfactory completion of work.

Rent Collection & Arrears Management: Monitor rent payments, address arrears, issue breach or termination notices, and follow up on compliance.

Data Management: Maintain accurate property, tenant, and owner data in CRM and trust accounting systems, ensuring data integrity.

Team Collaboration: Attend team meetings, mentor junior staff, and communicate effectively with team members, suppliers, and clients.

Legal & Compliance Responsibilities: Appear in court or tribunal matters on behalf of property owners, ensure licensing and qualifications are current.

Target Achievement: Meet performance targets for vacancy rates, arrears, inspections, and property maintenance as set by the agent.

Other Duties: Take on additional tasks as required, ensuring all responsibilities are completed on time and with attention to detail.

THE CANDIDATE:

Good working knowledge of the local area

Current Real Estate Property Management registration for WA

Have and maintain a good working knowledge of the Real Estate and Business Agents Act 1978 and the accompanying regulations, the Residential Tenancies Act 1987 and accompanying regulations, and the REIWA Rules of Practice and Code of Ethics, as amended

Valid driver’s licence

Own reliable vehicle

Commercial experience highly regarded, but not essential
