The Role

As a Property Manager at Milk Chocolate, you will be responsible for the day-to-day management of a growing portfolio of residential properties located primarily in Brisbane and its surrounding areas (currently comprising 64 properties). The role will also manage the Melbourne portfolio (presently comprising 32 properties). For the Melbourne portfolio, you will be the primary point of contact for tenants and owners; however, all open homes and inspections will be conducted by our long-standing contractor. Whilst you will need to hold a Queensland licence, Milk Chocolate will pay for your Victorian mutual recognition.

This role plays a crucial part in delivering a best-in-class experience to our landlords and tenants while supporting the strategic vision of the Head of Property Management.

You’ll be the on-the-ground expert in Queensland, working closely with our Sydney-based HQ to ensure consistency, compliance, and care across every touchpoint of the tenancy lifecycle. What This Looks Like In Practice

You will:

Manage a portfolio of residential properties across QLD and VIC

Be the main point of contact for tenants and owners, handling enquiries and issues with professionalism and efficiency

Coordinate inspections (routine, ingoing and outgoing) using Inspect Real Estate

Oversee maintenance requests and liaise with contractors, our Projects and Maintenance team

Conduct lease renewals, manage rent reviews and ensure minimal vacancy rates

Maintain accurate records and compliance documentation in PropertyMe

Handle arrears management, routine reporting, and tenancy breaches

Assist with the onboarding of new landlords and tenants

Contribute insights to improve property performance and tenant retention

Represent Milk Chocolate’s brand and values in all interactions

Skills & Qualifications

Current QLD Real Estate Registration

Minimum 2–4 years experience in property management (QLD and VIC experience highly regarded)

Strong communication and relationship management skills

High level of organisation, independence, and follow-through

Proficiency in PropertyMe, Inspect Real Estate, and Google Workspace

Confidence in managing multiple priorities with competing deadlines

An understanding of QLD residential tenancy legislation

A collaborative mindset – you’ll be part of a national team

A current driver’s licence and a reliable vehicle
