The Role
We are seeking a highly capable and strategic Asset Manager to oversee the long-term performance, compliance, and sustainable growth of our housing portfolio across Queensland. This role is responsible for leading all aspects of asset and property management — including planning, maintenance, risk compliance, budgeting, and contractor performance.
With the portfolio set to expand from 700 to 1,800 properties (including high-density sites) within the next three years, this role is vital in shaping and executing the organisation’s long-term asset management strategy.
Key Responsibilities include:
- Develop and implement 5-year and 20-year Asset Management Plans aligned with organisational growth and compliance requirements.
- Lead and mentor the Facilities Officer and Property Officers to deliver high-quality property services and site compliance.
- Oversee lifecycle planning, maintenance scheduling, capital works, and sustainability initiatives.
- Ensure asset and facilities compliance with legislation, including NRSCH, WHS, and tenancy regulations.
- Maintain and review Property Condition Reports and property data systems.
- Manage maintenance and capital budgets, identifying cost-saving opportunities.
- Drive continuous improvement through best practice, technology, and operational efficiency.
This is a Permanent, Full-Time (38hrs per week) role based in South Brisbane.
What you’ll bring:
Essential
- Minimum 5–7 years’ experience in Asset Management or Property Portfolio Management across diverse housing environments (metropolitan, regional, low-medium and high-density buildings).
- Strong understanding of NRSCH Registration and legislative obligations.
- Strong experience with long-term maintenance planning, Property Condition Reports, and Capital Works forecasting.
- Strong team leadership and contractor management experience.
- Excellent communication, problem-solving, and time-management abilities.
- Proficiency in Microsoft Office Suite and cloud-based Property/Asset Management platforms.
- Current ‘C’ Class Driver License.
Desirable
- Formal qualification in Asset Management, Building Management, Project Management, Property Services, or related discipline.
- Understanding of the philosophy and mission of the St Vincent de Paul Society Queensland.
- Understanding of and commitment to the philosophy of the St Vincent de Paul Society Queensland and an ability to work in accordance with policies and procedures to promote the values and mission of the Society
