We are seeking a commercially astute and confident Finance Officer – Franchise & Leasing Support with a focus on franchise and property leasing operations. This is a hands-on, cross-functional role requiring a unique blend of financial expertise, stakeholder management, negotiation, stakeholder communication and operational support.
In this role, you will work closely with operations, marketing team and senior management to provide financial analysis, support lease negotiations, and drive franchising-related decisions that impact the bottom line. This role is specifically tailored to the franchising industry, where site profitability and rental sustainability are critical.
Key Responsibilities:
Franchisee & Landlord Relationship Management
Be the key finance contact for franchisees and landlords regarding lease terms, rental obligations, and payment arrangements.
Negotiate rent abatements, rent-free periods, deferrals, and payment plans with landlords in collaboration with legal/ops teams.
Support new site launches, closures, and relocations through financial analysis and operational coordination.
Provide commercial input into franchise decisions including profitability, ROI, and site viability.
Lease & Property Finance Support
Evaluate lease proposals, renewals, and exits with detailed financial justifications.
Lead or support rental negotiations with landlords, including preparing financial justifications for new and existing leases.
Analyse rent-to-revenue ratios, lease ROI, occupancy costs, and performance benchmarks across the network.
Prepare models and scenario planning for leasing decisions (rent concessions, surrender values, etc.).
Provide monthly reporting and insights on leasing costs, trends, risks, and opportunities.
Accounting & Operational Finance Support
Oversee accounts payable (AP), accounts receivable (AR), and support bank reconciliations as needed.
Manage and coordinate the offshore finance team to ensure timely and accurate transaction processing.
Monitor and manage aged receivables, driving collection processes and resolving disputes efficiently.
Ensure timely recovery of overdue rental payments from franchisees and implement debt collection plans as required.
Contribute to month-end close activities and ad hoc financial reporting.
Act as the finance lead on property projects such as franchise expansions, relocations, or rebranding initiatives.
Oversee and support strong debt collection processes from franchisees, ensuring timely recovery of overdue rental payments and resolving disputes where necessary
Financial Analysis & Business Support
Translate financial data into commercial insights for decision-making by senior leadership and operations.
Prepare ad hoc financial reports, dashboards, or analysis to support franchise health, site performance, and leasing strategies.
Participate in budgeting, forecasting, and financial planning processes related to property and franchise operations.
Partner with Franchisees, Operations and Finance teams to support new site evaluations, lease renewals, and site closures or relocations.
Skills & Experience Required:
5+ years of experience in a finance, commercial, or property management role, ideally within franchising or retail.
Proven experience in rent negotiations, landlord communications, and lease review.
Strong understanding of property finance, lease structures, and commercial terms.
Experience in accounts receivable/payable, reconciliations, and financial operations.
Advanced Excel skills; experience with Xero and other accounting tools preferred.
Experience managing or coordinating with offshore teams is a plus.
