About the role

We are seeking a passionate and experienced Property Management Allrounder to join our team at Ray White Summerland Point | Charmhaven. We are open to hiring for a part-time or full-time role for this position. We have an office in Summerland Point and a new office opening soon further south, we can also offer flexible working options. This position will involve managing and growing a small portfolio of residential properties. We have organically grown a small property management portfolio, currently being managed by another Ray White office. We plan to bring these listings in house and need a Property Management superstar to take control, manage and grow this side of the business, directly reporting to our two Directors.

What you'll be doing

Prospecting, marketing & advertising to actively source new business

Coordinate and conduct property appraisals & inspections

Report to the Directors on the pipeline and growth

Maintain & strengthen relationships with new and existing clients for long-term success

Effectively managing and maintaining a small portfolio of residential and commercial rental properties

Conducting regular property inspections and providing detailed condition reports

Responding promptly to tenant enquiries and addressing any issues that arise

Coordinating property maintenance and repairs, working closely with tradespeople

Advertising vacant properties, conducting viewings, and facilitating new tenancy arrangements

Ensuring all tenancy documentation is properly completed and filed

Collecting rent payments and managing arrears and debt collection as required

Providing excellent customer service to both landlords and tenants

What we're looking for

Minimum 2 years' experience in a property management role

Strong communication and interpersonal skills, with the ability to build positive relationships with landlords and tenants

Excellent organisational and time management skills, with the ability to prioritise and multitask effectively

Proficient in the use of property management software and technology - Ailo and/or PropertyMe

Thorough understanding of residential tenancy legislation and regulations

Commitment to providing exceptional customer service and attention to detail

Current Real Estate Licence required

Valid driver's licence and own reliable vehicle required

Experience with trust account management and compliance requirements is preferred
