The Opportunity
We’re seeking an experienced Strata Manager to join their Brisbane team. This is a key role offering the perfect mix of independence, flexibility, and leadership growth.
You’ll manage a high-quality portfolio with a tier 1 prestigious developer while being positioned for progression into a Lead Strata Manager role – the #3 in the business, working alongside the Head of Operations and Managing Director to shape and support the broader team.
Enjoy up to 3 days working from home, an optional 9-day fortnight, and 40% commissions on additional fees you generate.

What You’ll Be Doing

• Manage a diverse portfolio of residential and commercial schemes, including layered schemes and BMS
• Build and maintain strong client and stakeholder relationships
• Prepare and distribute budgets, agendas, and meeting minutes
• Attend and chair committee and general meetings
• Oversee legislative compliance (e.g. WH&S, fire safety, insurance)
• Mentor and support junior team members and your dedicated assistant
• A chance to play a leadership role with the potential to step up into Lead Manager responsibilities

What You’ll Bring

• Minimum 3 years of experience as a Strata Manager (Senior level ideal)
• Ideally some experience with layered schemes and BMS
• Strong working knowledge of BCCM
• Excellent communication, time management, and conflict resolution skills
• Detail-focused and proactive in managing legislative compliance
• Experience with StrataMax highly desirable (but not essential)
• A collaborative mindset and a desire to grow into a leadership position
