Strata Manager – Boutique Portfolio | Flexible | Long-Term Role

Location: Sutherland / Kirrawee
Salary: $85,000 – $110,000 + Super
Bonuses: 45% of Schedule B’s
Schedule: Full-time | Monday to Friday only (No weekends)

The Role:
In this position, you’ll manage a clean, low-conflict portfolio with autonomy and flexibility, backed by an efficient internal structure. It’s a great next step for someone early in their career — or a refreshing change for someone more seasoned looking for a better quality of work life.

Key Responsibilities:

• Manage a tidy portfolio of approx 60 buildings (750 lots)
• Liaise with strata owners, committees, and external stakeholders
• Prepare budgets, agendas, and meeting minutes
• Attend and chair AGMs, EGMs, and committee meetings
• Issue breach notices and formal compliance documentation
• Maintain a high standard of customer service and communication

What You’ll Need

• 1–4 years' experience in strata management
• NSW Certificate of Registration or Strata Licence
• Experience with Strata Master, Filesmart, and Strata Connect
• Professional, proactive approach and strong communication skills
• Ability to manage time and priorities across a consistent portfolio
