Senior Property Manager to take ownership of a premium residential (and some commercial) portfolio.

About the Role

As the Senior Property Manager, you'll be responsible for overseeing a portfolio of residential properties while managing and mentoring a small team of associates and leasing consultants. This role offers autonomy, variety, and the chance to genuinely influence the direction and performance of the property management division.

What You'll Be Doing

Oversee end-to-end management of residential/commercial properties

Supervise and guide team members including associates and leasing consultants

Coordinate inspections, leasing documentation, repairs, and compliance

Maintain high customer service standards for both owners and tenants

Lead rent roll growth, reduce arrears, and minimise tribunal matters

Conduct market appraisals, communicate with landlords, and uphold service benchmarks

Identify team development needs and provide training and support

Work closely with internal stakeholders to meet operational and growth targets

What You Must Have

Proven experience managing a property portfolio and leading a team

Valid Real Estate Licence or Certificate of Registration (VIC)

Current driver’s license and access to a reliable vehicle

Strong working knowledge of property management software (e.g., PropertyMe, Inspection Express)

Outstanding attention to detail, organisation, and communication skills

Proven ability to resolve tenant issues, conduct tribunal matters, and manage maintenance workflows

A commercial mindset and ability to contribute to business growth
