We are seeking an exceptional hands-on and relationship-focused full-time Building Manager for Quattro Apartments in Spring Hill.
In this pivotal role, the successful candidate will leverage their passion, initiative, and strategic acumen to ensure the delivery of an exceptional product for our short-term guests, residents and owners. The ideal candidate will possess prior experience in Hotel, Building, Facilities or Property Management with the ability to work autonomously. In addition to building management, this property operates a small short-term letting pool of 12 apartments that will be managed by the successful candidate.

About the Role
Monday to Friday, 8.30am - 4.30pm
Available to attend to after-hours emergencies
Provide first class end-to-end building & facilities management services to the building, body corporate, and its residents
Liaise with Guests, Owners, Residents, Strata Manager, Executive Committee and Contractors to maintain the building and its facilities to a world-class standard
Contractor management
Arrange repairs and maintenance
Create, maintain and oversee on-going service and preventative maintenance schedules
Proactive identification and rectification of building items requiring attention
Ensure by-law compliance
Attend scheduled Body Corporate Committee Meetings
Present quarterly Building Manager's Reports to the Body Corporate Committee
Provide guidance and advice on annual expenditure and budgets
Ensure compliance with WHS legislation
Greet guests with a warm and welcoming demeanour
Assist guests with phone and online reservations, check-in and check-out procedures
Handle guest enquiries, requests, and special arrangements
Provide information about hotel facilities and local attractions
Ensure accurate billing and payment processing
Address and resolve guest concerns promptly and professionally
Collaborate with other departments to meet guest needs
Assist owner-occupiers and rental tenants with their building-related queries
Arrange repairs and maintenance to apartments and common areas
Ordering of linen and guest amenities
About You
Sound knowledge and/or experience providing high quality Building Management services
Understanding of the Body Corporate and Community Management Act
5 Star customer service skills
Proficiency in using hotel management software (training provided)
Proven organisational and time management skills
Strong analytical and problem solving abilities
High level administration skills
Ability to maintain confidentiality and act with professionalism at all times
Motivated and confident working autonomously
Excellent written and verbal communication skills and ability to liaise professionally with all stakeholders
