About Our Client

Established over a decade ago in Sydney, our client is a highly respected builder and developer known for delivering premium residential and mixed-use projects, including luxury houses, and medium to high-rise developments. With a strong reputation in Sydney’s premium suburbs and a robust pipeline of exciting upcoming projects, they are seeking a Senior Contract Administrator (Class 2 residential construction projects) to join their collaborative and supportive team.

About the Role

Reporting to Senior Project Development Manager, you provide strategic commercial and contractual support to Senior Management and the project team across high-end residential projects. You will lead subcontractor administration, cost control, progress claims, variation management, and contract correspondence, ensuring all processes are accurate, timely, and compliant.

This role offers hands-on exposure to end-to-end project delivery within a respected developer-builder, with excellent opportunities for career growth. Full-time, office-based with regular site involvement.

Key Responsibilities:

Review project documentation, including Council or State Consent conditions, 3rd party approvals, client/developer documents, drawings, reports, specifications, and consultant submissions, to understand overall project requirements and identify scope gaps or potential cost impacts

Plan, prepare, issue, assess, negotiate, and execute subcontractor appointments and contract packages, ensuring alignment with project objectives

Prepare and maintain cost tracking and variation registers

Process invoices, produce progress claims, generate cost reports, and update cash flow forecasts on a monthly basis

Respond to RFIs promptly in collaboration with the project team

Maintain complete and organized records of contractual documents following company filing protocols

Liaise with subcontractors and suppliers to ensure timely delivery of materials and services to required standards

Provide advice and input to contracts and project teams on contractual matters, including disputes

Attend and document project meetings, ensuring actions are tracked and closed out

Assist in preparing project completion documentation, including O&M manuals and final account summaries

Monitor compliance with company QA systems, contract procedures, and regulatory requirements (NCC, Australian Standards, Building Code)

Drive continuous improvement of commercial processes by refining contract formulation activities, systems, and procedures

Experience, Qualifications & Skills

7+ years’ experience in contracts or project coordination within residential or mixed-use construction, with proven Class 2 project experience

Tertiary qualification in Construction Management, QS, Engineering or a related discipline.

Demonstrated experience supporting the delivery of projects valued at $15M-$20M or above.

Deep knowledge about construction methodology and sequencing.

Proficiency in MS Office Suite, Procore, Bluebeam, DocuSign and cost management tools.

Good organizational skill and ability to manage people, up or down, internal or external

Strong attention to detail and the ability to manage multiple tasks to deadlines.
