ABOUT THE ROLE
We are seeking a motivated Project Manager to join this passionate and high-performing team. Working closely with the Construction Manager and Development Manager, you’ll play a key role in overseeing project delivery from feasibility through to completion including design coordination, financial management, contracts, and stakeholder engagement.

KEY RESPONSIBILITIES

Design Development Phase
• Assist the Construction Manager in reviewing proposed sites DBYD, levels, restrictions, and surrounding context.
• Prepare project costings based on concept plans and tenant specifications.

Planning Phase
• Support the Development Manager with consultant engagement and fee negotiations.
• Coordinate planning documentation and liaise with Authorities.

Design Phase
• Review the Agreement for Lease, identifying key deliverables and obligations.
• Prepare project delivery programs, briefs, and consultant fee proposals.
• Manage design meetings, documentation reviews, and version control.

Tender & Procurement
• Manage and assemble tender packages for consultants, suppliers, and builders.
• Conduct pre-tender meetings, issue addenda, and manage clarifications.
• Evaluate tender submissions, negotiate pricing, and make recommendations.

Contract & Documentation Management
• Maintain project documentation systems and registers.
• Prepare and issue contracts, subcontracts, and consultant agreements.
• Ensure QA and compliance with company procedures.

Construction & Delivery
• Manage head contracts, variations, extensions of time, and progress claims.
• Oversee stakeholder relationships between tenants, consultants, and builders.
• Support project delivery to ensure quality, time, and budget outcomes.

Financial Management
• Track project budgets, forecasts, and cashflows.
• Prepare monthly financial and project summary reports.
• Process invoices and payments promptly and accurately.
• Identify financial risks and implement proactive solutions.

KEY RELATIONSHIPS
Internal: Construction Manager, Development Manager
External: Contractors, Subcontractors, Consultants, and Tenants

QUALIFICATIONS & EXPERIENCE
• Degree in Building, Construction Management, Property, or a related field.
• Minimum 4+ years’ experience as a Project Manager (Builder or Developer background preferred).
• 3+ years’ experience as a Project Coordinator or Contract Administrator (Assistant PMs ready to step up are encouraged to apply).
• Strong understanding of design management, tendering, and contract administration.
• Excellent organisational and communication skills.
• Proactive, detail-oriented, and confident working in a fast-paced environment.
