Key Responsibilities

1. Property Acquisition & Due Diligence

Source new property opportunities through accountants, brokers, financial planners, buyers’ agents, and real estate partners.

Conduct preliminary due diligence — ownership, pricing, rental history, and area performance.

Prepare acquisition summaries for directors with key metrics, price, and projected uplift.

Liaise with Matthew on lending capacity, funding structure, and feasibility assessment.

Coordinate with Sonia to prepare supporting documents for finance applications, valuations, and settlements.

Track all acquisition leads and progress in CRM/Monday.com for director visibility.

2. Transaction Coordination

Manage communication between internal teams (finance, admin, construction) and external parties (agents, brokers, conveyancers, solicitors).

Oversee paperwork, contracts, and finance documents to ensure accuracy and timeliness.

Work closely with Sonia to progress pre-settlement conditions, valuations, and insurance.

Follow up with brokers and banks to confirm approvals and coordinate settlements.

Provide weekly progress updates on each active transaction.

3. Sales & Marketing Oversight

Manage the transition from renovation completion to sale.

Select and brief selling agents to ensure alignment with TPA’s brand, pricing, and presentation standards.

Liaise with marketing to prepare listings, photography, and advertising materials.

Manage relationships with buyers’ agents and direct purchasers, coordinating communication and access.

Monitor enquiry levels, campaign feedback, and negotiations; report performance weekly.

Identify and facilitate off-market or pre-completion sales opportunities where possible.

4. Relationship & Network Development

Build and maintain long-term professional relationships with brokers, accountants, agents, and advocates.

Represent TPA professionally at property, investor, and networking events.

Establish referral and partnership systems to maintain a consistent deal pipeline.

Collaborate with marketing to strengthen TPA’s presence and partnerships in the market.

5. Buyer Experience & Post-Sale Care

Serve as the key point of contact for all buyers and their representatives.

Conduct a complimentary 30-day post-settlement property check and report issues to TPA Home.

Maintain communication with buyers, collecting feedback and ensuring satisfaction.

Turn satisfied buyers into repeat clients or advocates through relationship management.

6. Database & Portfolio Management

Maintain a comprehensive CRM of all buyers, sellers, partners, and stakeholders.

Update and report weekly on acquisitions, transactions, and sales pipelines.

Oversee the rent roll of approximately 20–40 properties with support from Sonia.

Produce quarterly summary reports on pipeline status, sales results, and relationship activity.

Key Performance Indicators (KPIs)

Delivery of qualified acquisition opportunities.

Timely, accurate coordination from purchase to settlement.

Positive buyer feedback and post-sale follow-up completion.

Measurable network growth and partner engagement.

Reliable reporting to directors.

Alignment with TPA’s brand standards and processes.

Skills & Attributes

Experience in property, buyer advocacy, or project sales.

Strong understanding of property finance, conveyancing, and settlement.

Excellent communication, negotiation, and relationship management.

Highly organised and detail-oriented.

Proactive, commercially minded, and capable of working autonomously.

Professional presentation and alignment with TPA’s design and brand ethos.
