Property Manager & Complex Caretaker – Bos Property

Our current property manager is moving into a partnership role, which has created a rare opportunity for someone exceptional to step into a well-run, respected portfolio and make it their own.

About the Role

As our Property Manager & Complex Caretaker, you’ll enjoy independence, responsibility, and the trust to manage your own week while ensuring our properties and townhouse communities are maintained to the highest standards.

You will oversee:

End-to-end portfolio management of 75 residential properties

Caretaking duties across 5 townhouse complexes

Trust accounting & compliance – daily reconciliation, end-of-month disbursements, liaising with auditors

Tenant & owner relations – repairs and maintenance, rental viewings, communication

Routine, entry, and exit inspections and detailed reporting

Lease renewals, rent reviews, arrears management

Water invoicing & administration

About You

We’re looking for someone who brings both experience and heart to the role. You’ll have:

Proven experience in property management at a senior level

Comprehensive trust accounting knowledge

Strong understanding of Queensland legislation

Exceptional communication, leadership, and problem-solving skills

A current full real estate licence (or a willingness to upgrade from a certificate of registration)

Proficiency in Console Cloud, Realworks, and Microsoft Office Suite

Though not essential, experience in commercial leasing will be an advantage, as Bos Property also manages a number of exciting projects in this space.
