The Role We are looking for an experienced and motivated Head of Property Management to lead our property management division. You will oversee a portfolio of 220 properties and manage a Junior Property Manager. This role requires a strategic thinker who is also happy to be hands-on in day-to-day operations.

Key Duties & Responsibilities

• Oversee the end-to-end management of a 220-property rent roll
• Lead, mentor, and support a Junior Property Manager
• Build and maintain strong relationships with landlords and tenants
• Monitor lease renewals, rent reviews, and arrears management
• Handle escalated maintenance issues and complex tenancy matters
• Ensure full compliance with legislation and company procedures
• Drive performance, KPIs, and service quality across the team
• Report directly to Directors and collaborate with other departments
• Assist with business growth and onboarding of new managements

Requirements

• Proven experience in a Senior Property Manager or Head of Department role
• QLD Real Estate Certificate or License
• Strong knowledge of residential tenancy legislation
• Excellent communication, leadership, and problem-solving skills
• Tech-savvy with experience using property management software (e.g., PropertyMe, Console, etc.)
• Ability to work autonomously and lead a team
