Contracts Manager

This market-leading construction company has been a leader in the industry for decades.

It has been setting the pace, standard, and culture of what top commercial builders can become if you treat your people well and your customers even better.

THE POSITION

Org Chart

This position will report directly to the company's Director, and the Project Manager will be one of the most important and highly valued new roles within the company.

Project Manager

The gentleman you'll be reporting to has travelled the globe, managing some of the most complex projects the world has to offer. Now, having moved his family here a few years ago, I was lucky enough to find him, get to know him, place him, and work with him on building his team over the coming month to make sure the exciting task of creating this amazing centre just outside the Adelaide CBD starts strong in October.

Project

Over the next 18 months, you'll be embarking on a fantastic journey with one of the best Project Managers and mentors of his kind. This one-of-a-kind rehabilitation centre is worth around $30M and is set to be state-of-the-art for SA, with no expense spared to ensure the complex stands out above all others, so it's well and truly put on the map once it's opened.

Main Function

This position requires leading commercial contracts and procurement for the entire project, ensuring that all materials, services, and supplies are sourced, negotiated, contract-managed, and supplied in a professional and efficient manner.

Primary Driver

Over the first few months, your primary driver would be understanding the business's new commercial contracts and procurement requirements.

Especially the sourcing and supply strategies they currently use, which will take you a little time to wrap your head around, but they'll be patient if you haven't done it directly for a Developer before.

Hopefully, thanks to you, some evolution and updated insights will emerge, making it more efficient, cost-effective, and profitable as you mature in the role.

Secondary Driver

Your secondary objective would be to lead supplier and labor negotiation meetings throughout the project on all significant project milestones within the commercial division.

Main Function

Building long-term, strategic, and cooperative trade and supplier relationships — whether existing, current, or new — will be a significant part of the project's ongoing responsibilities.

Sub Function

You’d be responsible for monitoring the existing, current, and new contracts that come through and providing recommendations and advice on these products and suppliers, determining whether they are suitable, unsuitable, or neutral for the future of the project and business.

THE PERSON

Experience

Someone with 8+ years of experience in contract administration or senior contract administration at a commercial construction company would be ideal.

Still, high-level procurement specialists with a similar background would also be top contenders for this position.

Mindset

Someone with great attention to detail and a solid ability to multitask would be highly regarded, as the company culture is fast-paced, making this position a high-output role.

Knowledge

You’d naturally be very confident in the industry, with a solid understanding of procurement and purchasing principles, methods, and strategies.

Whether it's contracts for administrative buying, quality, codes, assurance, or the law, you have it covered.

Understanding

Understanding the grades, qualities, and varieties of construction materials, supplies, and equipment is also important in this role.

Pressure

Another critical attribute needed for this role is the ability to handle and manage day-to-day pressure, deadlines, and changing priorities.

The company will give you ample time to get comfortable, but it will be a fast-paced position, so if you like high activity, then you'll be right at home.

The MD will occasionally want to alter things from the top, so you’d be fine pivoting and working as he sees fit to solve the challenge he presents.

THE PERKS

New position

As this is a newly created position, not a replacement or gap in the organisational chart, a tremendous amount of thought has been put into this opportunity.

This means you're not getting someone else's desk, backlog of work, old problems, or any teammate's issues.

You're starting a brand-new project with an established team.

Salary

All the above attributes are needed and wanted in this candidate's repertoire. You can safely assume this is an above-market salary opportunity for the right candidate, as the owner wants to invest in this person throughout the business, making them a critical member of the executive team over time.

Executive Team

Suppose I haven’t said it enough already. In that case, you’ll be ushered straight into the inner sanctum of the executive management team.

Whether that’s meetings, insights, strategy, brainstorming sessions, or simply being a top member of one of Australia's most successful development companies.

THE PROFESSIONAL

The CTA Consultant

I, David Millowick, have been consulting in the built environment for approximately 15 years, with a primary focus on Australia's construction and property industries.

The CTA Company

I’ve been running at The CTA Group for eleven years this June, so you can trust that our values, systems, and processes will far exceed your expectations.

Don’t take my word for it; please check all the CTA reviews below this advert.
