Our client is seeking a highly experienced Senior Property Manager to oversee property management operations in Sydney. This role is pivotal in ensuring a seamless experience for landlords and tenants across a diverse portfolio, covering everything from new management onboarding through to leasing, vacancy, and re-letting.

The Senior Property Manager will take full ownership of daily operations, representing the company brand with professionalism and compliance at all times. They will also step into a leadership capacity, mentoring the current Property Manager, implementing best practice procedures, and contributing to portfolio growth.

Exposure to commercial property management will be highly regarded, though not essential — the focus is on residential property expertise, leadership capability, and client service excellence.

Key Responsibilities

• Oversee the Build-to-Sell residual stock portfolio, ensuring operational efficiency and compliance.
• Manage end-to-end leasing: advertising, tenant screening, negotiations, and lease execution.
• Act as the primary liaison between landlords, tenants, strata managers, and contractors.
• Handle rent collection, arrears management, NCAT hearings, and trust account duties.
• Conduct property inspections, resolve maintenance issues, and coordinate contractors.
• Mentor and develop the property management team.
• Implement procedures to drive operational efficiency and compliance.
• Support post-sales management and represent the company at Owner's Corporation meetings.
• Identify and pursue new business opportunities to expand the management portfolio.
• Ensure adherence to NSW tenancy laws, company policies, WHS standards, and risk management frameworks.

Candidate Profile

• Holds a Class 1 Real Estate License
• Brings 5+ years' residential property management experience
• Exposure to commercial property management (desirable)
• Strong leadership and mentoring skills
• Excellent communication, negotiation, and problem-solving ability
• Proficient with MS Office and property management systems (PropertyMe, Property Tree, REST, etc.)
