Strata Search & Report Specialist

We are seeking a motivated and detail-oriented Strata Search & Report Specialist with a minimum of 2 years’ experience in strata to join our team.

This role is ideal for someone with strong knowledge of strata processes who is confident in conducting searches and compiling comprehensive reports. Approximately 80% of the work can be performed online, offering flexibility and efficiency.

About the Role

You will be responsible for carrying out strata searches and producing inspection reports for strata-titled properties such as residential units and townhouses. These reports are critical for purchasers and cover the key aspects of running and maintaining strata schemes.

Key Responsibilities

Conduct thorough strata records searches, primarily online

Prepare clear and accurate strata inspection reports covering:

Current property ownership and voting rights

Structural or building defects

Planned or previous major works

Quarterly levies and proposed special levies

Capital works fund forecast

Strata scheme insurance

By-laws (e.g. pets, parking policies)

Compliance documentation (fire, lift, etc.)

Disputes or breaches of by-laws

Minutes from AGMs and Executive Committee Meetings

Liaise with strata managers or committees when required

Ensure reports are completed accurately and within agreed timeframes

About You

Minimum 2 years’ experience in strata (essential)

Strong understanding of strata legislation, records, and reporting requirements

Excellent attention to detail and organisational skills

Strong written communication skills

Ability to work independently and meet deadlines

Comfortable with online systems and digital records (as most searches are online)
