About the Role

LUNA Services is seeking a proactive, reliable, and experienced Building Manager to join our growing operations team. This full-time role may span across multiple residential and mixed-use sites in Greater Sydney and is ideal for professionals with at least 2 years of direct building management experience.

As Building Manager, you will be responsible for the day-to-day operations of high-quality residential properties, ensuring they are well-maintained, compliant, and aligned with the expectations of residents and stakeholders.

Key Responsibilities

Oversee routine and reactive maintenance and repairs

Liaise with contractors, suppliers, and stakeholders to ensure efficient building operations

Conduct regular inspections to maintain compliance with WHS and strata by-laws

Respond to resident and committee enquiries promptly and professionally

Issue and track work orders using MYBOS or similar CMMS platforms

Prepare and deliver reports and updates to Owners Corporations

Supervise contractors and manage building presentation

Ensure emergency response procedures are understood and followed

Key Requirements

Minimum 2 years’ experience in residential or commercial building/facilities management

Strong communication and interpersonal skills

Proficiency with CMMS platforms (preferably MYBOS)

Strong organisation and time management skills

Basic knowledge of building systems and trades (handyman skills advantageous)

Professional presentation and customer service orientation

Ability to work independently and under pressure

Full Australian working rights (must be eligible for full-time work)

Role Conditions

Full-time: Monday to Friday, 7:30am – 3:30pm

On-call support for emergencies may be required

May be responsible for multiple sites across Greater Sydney
