We are on the hunt for a passionate experienced service service-focused Building Manager to join the team at Aspire Melbourne, and be the face and the heart of a premium residential offering.

Position Objective

The Property Manager is responsible for the effective management of the day-to-day operations, safety, and maintenance of the building ensuring compliance with all applicable regulations. This role is responsible for recommending and coordinating all property improvements as needed and ensuring the property is kept in the best possible physical condition. The Property Manager has an integral role in driving the strategic and operational management of the building, ensuring the highest standard of building operations is provided for our guests and owners. Efficient and economical delivery of service whilst creating and maintaining a safe and productive environment is crucial.

Key Responsibilities

  • Liaise with Owners & the Owner’s Corporation Executive Committee
  • Attend scheduled Committee meetings and Annual General Meetings
  • Liaise and respond in a timely manner to all guest and owner requests
  • Manage the day-to-day operations of the facility
  • Manage all staffing & contractor activities
  • Conduct routine inspections of all common areas
  • Ensuring the Plant operations are compliant and maintained
  • Source quotes & negotiate with suppliers and contractors
  • Responsible for the compliance & auditing of the fire systems
  • Oversee the building security, fire prevention, and other safety systems
  • Fire & emergency procedures and systems are effective and adhered to
  • Co-ordination of purchase order and invoice processing
  • Ensure data within the building management software is maintained
  • Ensure all planned preventative maintenance is executed
  • Manage outstanding defects works for common areas
  • Carry out small and medium maintenance jobs including purchases
  • Provide monthly report preparation on the building operations, with recommendations on improvements, maintenance, and incidents
  • Ensure compliance of all licenses, laws, regulations, codes, security, and standards maintaining up-to-date documentation
  • Provide advice on annual expenditures and budgets
  • Present daily/monthly reports
  • Manage asset registers

Skills Required

  • Sound knowledge of Strata Schemes, Statutory Legislation, and WHS
  • Professional presentation with excellent written and verbal communication skills
  • Strong administrative skills
  • Preferably, experience in Building/Property Management or a similar role
  • Knowledge of Microsoft (Word, Outlook, Excel)
  • Proactive and able to work autonomously
  • Must have excellent customer service skills
  • A positive attitude with the flexibility to perform varied duties
