Water and Wastewater Services Operator

Location: Lake Crackenback Resort and Spa.

The Owner’s Corporation is seeking the services of a Water and Waste Water Services Operator (WWSO). This is a new in-house role that will become an important and integral member of a small and developing strata operations team. The existing Sewerage Treatment Plant that was commissioned in 1994 is now being replaced with an automated membrane bioreactor packaged plant (MBR STP). The new (300 kL/d) MBR STP is due to commence operations from April / May 2026.

The role will report to the site’s Operations Coordinator (OC) and become 2nd in charge providing general facilities maintenance, operations, and project management support.

Background to Role

Lake Crackenback Resort (“Resort”) is a 4.5-star year-round destination resort located on the Alpine Way on the border of the Kosciuszko National Park (KNP) .

The Resort's common property is governed by a Strata Committee (SC) which represents the interests of the Resort's approximate 165 Lot Owners. The Strata Operations team (“Operations Team”) operate and maintain private utility services including an on-site sewage treatment plant and water filtration plant (150kL/d) and their associated hydraulic and reticulation networks. The operations team is also responsible for managing asset improvement projects and the ongoing maintenance of roads, parks, pathways, waterways, fitness and aquatic facilities, grounds and 47 Lakeside Apartments at the resort.

Key Position Objective/s

1. The primary objective of the WWSO role (approx. 50% of role) is to be responsible for the day-to-day operational, responsive, and planned maintenance activities associated with the water and wastewater treatment plants and associated hydraulic reticulation network at the resort.

2. The secondary objective of the WWSO role is to support the OC in the ongoing delivery of common property maintenance and other projects.

Key Areas of Work Responsibility

1. Operations of the Waste Water Treatment and its associated Recycled Class A+ Irrigation System: Activities include the daily operation of the wastewater treatment plant in accordance with the STP’s operating manuals and procedures; recording and monitoring of STP SCADA systems; manage STP SCADA systems and associated manual equipment to control and regulate sewerage flow including pumps, valves, and motors; manage and control the sites recycled water irrigation system; coordinate preventative, planned and unplanned maintenance and the procurement of associated chemicals.

2. Operations of the site’s Water Filtration Plant and Fire Hydrant System: Operate SCADA and manual equipment to control and regulate filtered water flow, including filtered water pumps, valves, UV disinfection system and MEMTEC filters, motors and associated equipment; collect water samples, monitor water quality, and ensure compliance with safety and regulatory standards; coordinate preventative, planned and unplanned maintenance.

3. Operations of the Water and Wastewater Reticulation Network: Inspect and monitor 5 sewerage pump stations, sewer pumping systems and pipe network; inspect and monitor raw water intakes, pumping systems, the water tank reservoir, and associated treated water network; coordinate preventative, planned and unplanned maintenance.

4. As the 2IC to the FPM providing general facilities maintenance, operations and project management support: Coordinate and manage site operations when the Operations Coordinator is on annual leave; as directed oversee trades for the delivery of minor maintenance projects; work with the small on-site team to support the daily strata operations of the resort including but not limited to general and recycled waste operations, site inspections, minor maintenance and reporting.

5. General Administration and associated Compliance Reporting: Maintain water systems records and data; update the Strata Schemes asset management software; provide reporting on system operations and activities; manage communication between operations team and external parties.

Knowledge, Skills, and Abilities

Working knowledge of: The operation and maintenance of water treatment plants; methods and practices, including safety regulations pertaining to the work; water treatment and related equipment servicing, calibrating, and repair; mechanical, electrical, and hydraulic principles; principles and practices of standardized water quality tests.

General knowledge of: Uses and principles of computerized electronic equipment in the collection, storage and interpretation of operational data related to water treatment and distribution; the operation and maintenance of water distribution systems; inventory control of water treatment chemicals and supplies; routine operating report generation; current technological developments in water treatment, distribution, and water quality.

Skill in: Operating water treatment system equipment including SCADA automatic control devices and plant equipment; maintaining safe and reliable water supply to customers and wastewater systems; servicing, repairing and calibrating plant equipment; operating without immediate or detailed supervision.

Ability to: Establish and maintain effective working relationships; communicate effectively, verbally and in writing; prepare clear and concise reports; recognize unusual, inefficient, or dangerous operating conditions and take appropriate action; accurately read, interpret and record data from gauges, meters and SCADA system; read and interpret schematic drawings showing plant piping, alarms, mechanical, electrical controls, valves, and related instrumentation; observe, inspect, analyse system equipment and facilities; and compile, evaluate and analyse operational data and information and recommend or take appropriate actions; and learn advanced SCADA System techniques and complex analyses of water treatment system requirements; to operate and maintain the distribution system on an emergency or as needed basis.

The role works within a 4.5-star accommodation, hospitality, and residential community. It is essential that they display professional presentation & customer service approach towards their dealings with all owners, visitors, and guests at the resort.

The Strata Operations Team is a small operational team needing to respond to the varying demands at the resort. From time-to-time the role will need to be able to respond appropriately to uncertainty and adapt their day-to-day activities to meet the overall goals of the team.

Hands-On Operator

The WWSO is hands-on role required to work in an outdoor setting and with sewerage. For the role to achieve its objectives it is essential that the WWSO role is willing to work outdoors.

Computer Literacy and IT skills

It will be a requirement of the WWSO role that they are able to maintain accurate records, utilise Asset Management Software and communicate in writing. Water treatment systems have SCADA automation to monitor, control, and optimise equipment.

Desirable

Experience in and understanding of the operation and maintenance of a wastewater treatment plant is desirable. (Site specific training will be provided to the right applicant during the transitional period of the role.)

Qualifications / Training:

· Current “C-class” Drivers Licence

· WHS Knowledge and Training

· Trades and or mechanical background – Highly Desirable

· A Certificate in Water Industry Operations is desirable but not essential as site specific training will be offered to the right applicant.

Work Hours

· The position is based on a full-time 38 hours per week.

· It will be a requirement for the role to be rostered on weekends as directed by the OC.

· Strata Operations require flexible working hours to support operations at the site
