ABOUT THE ROLE:

About Us
Ability Housing is a private, for purpose housing provider committed to empowering people with complex disabilities through safe, affordable and supportive homes. We foster inclusive communities where every tenant can thrive.

Position Overview

We’re seeking a Property Management & Disability Support Lead to oversee our housing portfolio and champion an exceptional tenant experience. This role bridges traditional property management with specialised supports for people living with disabilities. You will:

Build strong tenant relationships, ensuring open communication and prompt issue resolution

Coordinate accessibility upgrades and ensure each home meets tenant‑specific needs and regulatory standards

Collaborate with community partners, support providers and networks to deliver wrap‑around services

Drive continuous improvement: identify opportunities to enhance our housing model and customer experience

Manage properties end‑to‑end: leasing, maintenance, compliance etc

Key Responsibilities

Stakeholder Collaboration: Forge and maintain relationships with support coordinators, SIL providers, government agencies and neighbouring community groups

Property Operations: Oversee day‑to‑day management of SDA and community housing properties, including inspections and repairs

Tenant Engagement: Serve as primary point of contact for tenants; facilitate tenant meetings, feedback sessions and support planning

Compliance & Reporting: Ensure properties comply with regulations.

Accessibility & Customisation: Assess and coordinate reasonable modifications—ramps, sensory aids, assistive equipment—and manage related budgets

Your Experience & Skills

Demonstrated understanding of housing for people with disabilities (SDA, SIL or equivalent)

Minimum 3–5 years in residential property management, community housing or senior support‑worker roles

Knowledge of housing regulations, building codes and NDIS compliance requirements

Problem‑solving skills, with a collaborative, “can‑do” mindset

Outstanding interpersonal and communication abilities, tailored to diverse audiences

Ability to prioritise competing demands and manage a flexible workload

Desireable

Experience with property management software

Knowledge of relevant legislative and regulatory requirements, including the Residential Tenancies Act or the NDIS Quality and Safety Commission requirements

Excellent problem-solving skills, with the ability to think both laterally and strategically.

Strong oral and written communication, presentation, and organisational skills.

Proven ability to organise and prioritise tasks to meet deadlines.

Proficiency with information technology, including databases and the Microsoft Office Suite.

Successful candidates will be required to pass probity checks, including a NDIS Worker check.

BENEFITS:

Purpose‑Driven: Make a tangible difference in the lives of people with disabilities

Inclusive Culture: Work in a diverse team that values teamwork, innovation and respect

Options for Flexible Work Arrangements: Choose a part‑time or full‑time schedule that suits you

Professional Growth: Ongoing training, development and advancement opportunities
