We are proud to be partnering with our client, an industry leading Design & Construct firm known for delivering high-end commercial fit outs across the Workspace, Hospitality, Laboratory and Education sectors. With a reputation built on quality, innovation, and consistent delivery, they are now seeking an accomplished Pre-Construction Manager to join their high performing team in Melbourne.
This is a unique opportunity for an experienced construction professional to play a pivotal role in shaping project success from the earliest stages. Working closely with internal teams and external stakeholders, the Pre-Construction Manager will oversee all aspects of project planning and tendering to ensure each project is commercially viable, technically coordinated, and strategically positioned for delivery.
The pre-construction phase begins during the sales process and continues through to project handover to the construction team. This role is critical in ensuring projects are profitable, timelines are achievable, and client expectations are managed and exceeded.
Key Responsibilities
Lead end-to-end tender processes, including RFT coordination, trade pricing analysis, and cost planning.
Review and advise on Head Contracts to ensure commercial and delivery risk is identified and mitigated.
Collaborate with estimators, designers, and marketing teams to produce compelling and accurate bid submissions.
Represent the business during tender interviews and client presentations.
Develop detailed construction and pre-construction programmes, aligning with D&C methodology and delivery strategy.
Scope trade packages, vet subcontractors, and ensure full compliance with project requirements.
Identify key risks and opportunities within tender documentation and contracts.
Manage early procurement strategies through timely and accurate Letters of Intent.
Build and maintain strong relationships with clients, landlords, consultants, and superintendents.
Support the successful transition from pre-construction into delivery, ensuring all project documentation, design coordination, and compliance are in place.
Participate in internal project meetings, providing clear direction across commercial, technical, and delivery functions.
Support the ongoing refinement of systems, processes, and best practices across pre-construction activities.
What we’re looking for
Minimum 5 years’ experience in D&C or commercial construction, with specific pre-construction or senior project management experience.
A bachelor's degree in construction management, Engineering, or a related discipline.
Proven track record of managing tenders, pre-construction planning, and early-phase delivery strategy.
Strong knowledge of Australian building codes, BCA compliance, and contract law.
Demonstrated ability to work collaboratively across multidisciplinary teams and manage complex stakeholder relationships.
Exceptional communication and negotiation skills.
Proficiency in key industry software and platforms, including Procore, Bluebeam, Active take off.
