Just SDA Management is an organisation that champions the lives of people living with disabilities as a registered provider in the National Disability Insurance Scheme (NDIS). As a Specialist Disability Accommodation (SDA) provider we support and manage unique and purpose-built properties that promote independence choice and control for our residents, and our property owner clients. Think of it as Property Management plus so much more.
We proudly support and manage properties in Queensland, New South Wales and South Australia and have projects underway in other states too. For now our focus extends from Coffs Harbour to Mackay and Adelaide. We focus on supporting both our residents and our property owners with best practice approaches to ensure our clients and our residents have the most up to date, forward thinking systems and processes to ensure their properties are managed with both with the utmost care and enduring financial stability.
We are committed to thought leadership, excellence, professionalism, and inclusivity, we are expanding our team and seeking a dedicated Property Manager to contribute to the success of our growing SDA residential portfolio.
KEY RESPONSIBILITIES
Resident and Client Relations
Effectively assist prospective residents with their interests, and applications for our broad range of properties across our portfolio
To manage and assist with the required documentation and agreements to ensure all residents and clients have met the necessary legislative, regulatory and compliance requirements
Conduct property viewings, inspections, assist with resident applications, and processing of SDA documentation with a focus on supporting the needs of individuals with disabilities.
Foster positive relationships with residents and their support networks through information sharing and transparency, ensuring a supportive, independent and peaceful living environment.
Property Maintenance and Modifications
Conduct routine inspections to ensure our SDA properties are maintained as required
Collaborate with residents and their support teams to throughout the lease period
Coordinate and oversee property maintenance and modifications (as required) with stakeholders to meet accessibility and safety standards as required
Collaborate with contractors and service providers to ensure specialised modifications are executed efficiently.
Financial, Compliance and Risk Management
Collect and process rent payments and SDA payments, manage arrears, and provide transparent financial reporting to clients and senior leadership team.
Prepare and manage budgets and reports for SDA properties via Property Me, Xero and other management software to ensure accurate reporting and financial management of portfolio
Proactively seek to stay informed about relevant legislation and ensure SDA properties comply with all regulatory and compliance standards including the NDIS Quality and Safeguards Commission and relevant state and territory legislation.
Assist in the management of client and resident matters include dispute resolutions, with a sensitivity to the unique needs of individuals with disabilities.
Client Communication
Maintain regular communication with property owner clients and the broader Just SDA team, keeping them informed about SDA property relating matters including performance, revenue, and industry and market trends.
Act as the primary point of contact for property related inquiries and concerns, demonstrating a commitment to transparency and inclusivity.

Essential Skills
We welcome those to apply with at least 3 years Property Management experience and experience working in the NDIS is not required. Individuals living with disabilities are encouraged to apply
