Property Development Manager - Sydney, NSW

Lead Complex Property Projects with Purpose

We're seeking an experienced and driven Property Development Manager to join our dynamic Property Development team. In this pivotal role, you'll lead and oversee a portfolio of complex, high-impact property projects - from acquisition and planning through to delivery - all while contributing to the broader strategic goals of the organisation.

Role Objectives

As a key member of the Property Development team, you will:

Contribute to a stronger, more unified organisation

Align regional and local plans with broader strategies to ensure consistent service delivery and high performance

Work collaboratively to drive outcomes aligned with team and organisational priorities

Support a cohesive and coordinated way of working through effective communication and teamwork

Be a positive role model within the team and across departments

Key Responsibilities
Project Leadership

Manage a portfolio of complex development projects, including masterplanning, staging, and rezoning

Drive the development, refinement, and innovation of property development processes and governance frameworks

Lead by example in project management best practice and mentor team members in delivery disciplines

Assemble high-performing project teams responsible for all phases of the property cycle - design, approvals, procurement, construction, commissioning, and sales

Oversee multiple projects, ensuring alignment with time, quality, and budget expectations

Financial Management

Develop accurate and strategic financial feasibility models and business cases

Ensure project budgets are managed within governance frameworks and delegation processes

Continuously evaluate financial risks and opportunities to support commercial outcomes

Provide financial oversight and reporting aligned with investment assumptions and performance measures

Conduct ongoing quality assurance across budgeting and project reporting

Operational Excellence

Identify and assess acquisition opportunities that align with corporate and service strategies

Lead due diligence processes to manage risk and support strategic site selection

Advise project teams on business case scenarios, modelling, and industry best practice

Assess and interpret planning instruments to guide development strategy

Oversee the preparation and submission of planning reports to secure positive approvals

Document project goals, requirements, and scope to support effective project management

Engage and manage internal and external stakeholders across all project phases

Prepare and communicate governance papers, milestone reports, and business cases

Monitor and report on project progress, ensuring alignment with approved scope and strategic needs

Comply with organisational quality management systems, processes, and policies

Contribute to the implementation and improvement of operational systems, platforms, and technologies

Maintain a strong commitment to workplace health, safety and wellbeing responsibilities

Demonstrate flexibility to undertake additional duties, higher duties, or equivalent roles as required

About You

You're a strategic and results-oriented property professional with:

Proven experience delivering complex development projects across the full lifecycle

Strong financial modelling and feasibility skills with commercial acumen

A thorough understanding of planning processes, statutory frameworks, and risk management

Excellent leadership, mentoring, and stakeholder engagement capabilities

A collaborative approach and a drive to improve systems, outcomes, and team performance
