About the Project
Our client is delivering a large-scale, coastal lifestyle village in Bundaberg, a master planned community consisting of 500+ over-55s villas, built over multiple stages. Stage 1 is already underway, with 56 villas planned and site works commencing by October. Backed by a well-resourced team and realistic construction program, this is a rare opportunity to take ownership of a career-defining project.

About the Role
We are seeking an experienced and driven Project Manager to deliver an entire multi-stage community development, starting with Stage 1 valued at $22M. You'll take ownership from the outset and work closely with a trusted developer across all phases of this long-term project.

Although the project is based in Bundaberg, the role offers flexibility to work from the Sunshine Coast with weekly site visits to stay hands-on with delivery.

Your responsibilities will include but not be limited to:

End-to-end project management of Stage 1 (56 villas)

Oversee procurement, contracts, and programming

Drive construction schedule with consistent weekly starts (2 villas per week)

Manage the contract with a strong understanding of its terms to control scope, cost, and risk

Manage subcontractors and enforce project timelines

Work closely with the CA/Estimator on budgets, cost tracking, and variations

Maintain clear and regular communication with all project stakeholders

Lead weekly AGMs and ensure quality, safety, and compliance standards are met

About You
You’re a hands-on leader with experience delivering similar residential community projects and enjoy being across the finer details. You’ll bring:

Demonstrated experience in over-55s, retirement, or multi-dwelling construction

Strong understanding of contract management and site programming

Excellent communication and stakeholder management skills

Ability to motivate and lead on-site teams

Working knowledge and familiarity with standard AS Contracts, eg AS4000, 4300, 2124, HIA, MBA

Local trade network and strong subcontractor relationships (advantageous)
