Reporting to the Operations Manager and Strata Company Council of Owners, the focus of the role is to provide pro-active building management, client support and contractor supervision to two well resourced and well funded strata communities.
Daily Onsite Duties will include:
Daily onsite monitoring of common property
Daily remote monitoring of key infrastructure
Alternate point of contact for building maintenance
Monitoring and coordinating trades persons and inspection logs
Work Order issuance and Invoice authorisation
Lift Management (bookings / removalists)
Onsite assistance to owners in relation to common property
Advising the Strata Manager of any hazardous conditions and compliance and statutory requirements for areas of common property
Establishment of pro-active maintenance strategies
Problem solving
Management of access control system and CCTV
WHS Compliance
Some minor handyman, painting and repair type activities
Providing supervision, support and assistance to any Caretaking or Cleaning Staff appointed to the property
Providing backup and relief during the staff absences and leave
After Hours and Emergency contact (limited hours)
The role will also include an administrative component comprising:
Assisting with the Management of building contracts, service providers and essential services
General Administration - reporting, emails, planning, approving invoices etc.
Report preparation and periodic attendance to Council of Owners Meetings
Input in relation to budget planning, financial forecasting and reporting
Input in relation to methods to improve efficiencies and operational matters
Develop and implement general policies and procedures to enhance the services to occupiers
The successful applicant will have the following attributes:
Preferred minimum 24 months demonstrated experience in a similar role
Applicants with a building, trade or technical background will also be viewed favourably
Be energetic, dynamic, enthusiastic and client focused
Well presented with strong communication and organisational skills
An ability to work independently and maintain a high attention to detail
Demonstrated computer skills, including proficiency with Microsoft Office, in particular Word and Outlook
An general understanding of the Strata Titles Act (would be advantageous)
Current Driver's license and reliable vehicle
Police Clearances
Relevant Certificates and Tickets
