Aspen Group is a successful and fast growing ASX listed property group. Our focus is to provide quality accommodation on competitive terms in the Living, Lifestyle and Holiday sectors, which are currently in high demand in Australia.
We are seeking a personable, enthusiastic and self-motivated individual to manage our newest acquisition – Aspen Living & Lifestyle Australind Grove. As the Property & Facilities Manager you will be responsible for the operation of the property on a full-time basis, developing and maintaining strong relationships with occupants and other key stakeholders, while driving Aspen’s strategic vision for the community.
The Property:
A high-quality accommodation complex in Australind, WA.
386 furnished rooms with ensuites
Community clubhouse encompassing a 3,000sqm food, beverage and entertainment facility, management office, maintenance and storage sheds
10HA of spare land for future development
Your responsibilities will include:
Preventative & Reactive Maintenance: staying on schedule for all preventative maintenance (BMS, fire, etc.), ensuring buildings are compliant, conducting site inspections, receiving maintenance requests from tenants, managing contractors
As occupancy increases, manage a small number of employees/contractors for the property
Identify and target new accounts across all market segments
Stakeholder Management: coordinating with residents and guests, and working closely with Operations and Asset Management teams, building relationships with external contractors
Implementation of policies and procedures to address maintenance issues for the building ranging from maintenance to management of external contractors.
Ensuring the property is presented to the highest standards (including proactively managing property maintenance and repairs)
Assisting with establishing budgets and ensuring control of all property expenses
Working closely with the WA Operations Manager, WA Development Manager and Head Office in Sydney
Administering CAPEX programs for the property
Managing WH&S, including reporting, on-site inspections and investigations as required.
The applicant will ideally have the following skills and attributes:
Previous relevant management experience ideally in facilities management or similar role
Ability to work autonomously and as part of a team
Energetic ‘can do’ attitude
Genuine interest in a fast-growing industry
Strong attention to detail and time management focus
Problem solving skills
Strong interpersonal and communication skills – both written and verbal
Current drivers license (Forklift License desirable but not required)
Employment Basis and Remuneration
Full time role
Competitive remuneration based on the successful applicants’ experience and skillset but will comprise a base salary plus a generous and meaningful incentive structure including; performance-based bonus structure (short-term incentive) and the opportunity to participate in the Aspen Performance Rights Scheme (long-term incentive).
