The Head of Property Management is the senior leader responsible for all aspects of team management, property management operations, financial performance and client satisfaction across a portfolio of assets. The key objectives of the role are growing the business, achieving high professional standards, delivering superior customer service outcomes and developing an engaged, effective team.

Key Responsibilities

Strategic and Financial Leadership

Develop and execute property management-specific strategic plans and operating/capital budgets in alignment with owner objectives.

Achieve targeted financial results, including net operating income (NOI) and cash flow, through effective expense control and revenue maximisation.

Prepare annual property business plans and forecasts as required by ownership.

Client and Stakeholder Management

Oversee the team’s contact with property owners, ensuring they have a thorough understanding of their roles and client needs.

When required, join meetings with owners to review performance, discuss strategies, and address concerns.

Represent the company in the local and regional real estate community to promote reputation and capabilities.

Deliver outstanding customer service.

Team Leadership and Development

Recruit, manage, supervise, and develop a team of property management professionals.

Address performance issues, ensure professional development, and maintain personnel records.

Coach individuals within the Property Management team (with performance, observation and just in time coaching).

Trust Account Management

Manage trust account, including receipting, reconciling & disbursements.

Provide monthly reporting to owners and as required.

Ensure compliance and high audit standards are maintained at all times.

Operational Oversight

Oversee the complete process for all residential property leasing operations, acquisitions, inspections, capital improvements and tenant relations.

Oversee all commercial property leasing operations, by supporting commercial team acquisitions, and delivering ongoing servicing as agreed.

Coordinate and supervise the property management team, to ensure consistent high standards are maintained across both residential and commercial streams of the business.

Ensure compliance with all relevant legal, safety, and company standards.

Tenant Relations

Ensure high levels of tenant satisfaction by addressing issues promptly and maintaining open communication.

Oversee leasing activities, renewals, and service provided to tenants to maintain occupancy and retention rates. (In the case of commercial properties this will involve working closely with our Commercial team).

Essential Skills and Qualifications

Extensive experience in property management, including leadership of teams and portfolios.

Strong financial acumen, with experience in budgeting, forecasting, and reporting.

Excellent communication, negotiation and stakeholder management skills.

Knowledge of property law, compliance, and industry best practices.

Full Real Estate License and appropriate tertiary qualifications, such as a Diploma of Property (Agency Management) preferred.

The Head of Property Management is ultimately accountable for the operational and financial success of the property management portfolio, the satisfaction of owners and tenants, and the leadership of the property management team.
