With a portfolio of high-profile developments, our client is currently undertaking a number of luxury apartment developments and due to growth are looking for a new commercial manager to look after the Brisbane region.

As a growing business with an excellent reputation for delivering quality projects, our client is seeking a talented and experienced Commercial Manager with large scale tower or residential apartment experience to join the team.

The Role:
I am looking for a highly skilled and motivated Commercial Manager to oversee the commercial aspects of a number of apartment developments. This key position requires a seasoned professional who can manage budgets, contracts, procurement, and risk management while ensuring that all aspects of the project are delivered on time, within scope, and within budget. You will be pivotal in leading commercial strategy, providing financial oversight, and fostering relationships with key stakeholders, contractors, and consultants.

Key Responsibilities:

• Lead and manage all commercial activities on a portfolio of apartment developments.
• Develop and manage project budgets, ensuring financial targets are met.
• Oversee procurement processes, including contractor and supplier negotiations and contract management.
• Work closely with the project team to mitigate risks and ensure compliance with all contracts and regulations.
• Maintain and monitor financial reporting systems to track cost, revenue, and profitability.
• Provide expert advice and commercial solutions to resolve complex issues.
• Manage subcontractor agreements, claims, and variations to ensure smooth project delivery.
• Collaborate with senior leadership to shape project strategy and align commercial objectives.
• Monitor and report on project progress, providing regular updates to key stakeholders.
• Professionally manage a team of highly skilled contracts managers and administrators.

About You:

• Proven experience as a Commercial Manager in commercial construction, ideally with large-scale residential or apartment developments.
• Strong understanding of construction contracts and legal obligations.
• Exceptional financial acumen with the ability to manage multimillion-dollar budgets.
• Highly skilled in procurement, negotiations, and managing subcontractors.
• Strong communication and interpersonal skills, with the ability to build relationships with clients, contractors, and internal teams.
• Ability to identify and manage risks and resolve complex issues quickly and effectively.
• A degree in Construction Management, Quantity Surveying, or a related field (or equivalent experience).
• Previous experience with high-value developments or projects of similar scale would be advantageous.
