Commercial Manager | Tier 2 Builder | $300M+ CBD Project

We are partnering with a leading Tier 2 commercial builder renowned for delivering high-profile projects across Australia. With a $300M+ flagship project underway in Sydney’s CBD, they are seeking an experienced Commercial Manager to join their delivery team.

About the Role: As the Commercial Manager, you will be a key member of the project leadership team, overseeing all commercial and contractual aspects of the build. You will manage Contracts Manager and a team of Contracts Administrators and work closely with Project Management, Site, and Commercial teams to ensure successful procurement, cost control, and contract administration.
Key Responsibilities:

• Lead contract negotiations, administration, and management throughout project delivery
• Oversee procurement strategies, subcontractor engagement, and package awards
• Manage and mentor a team of Contracts Administrators
• Drive commercial risk management and compliance
• Provide timely cost reporting, forecasting, and financial advice to the Project Director
• Manage variations, claims, and dispute resolution processes
• Foster strong relationships with clients, consultants, and subcontractors

About You:

• Proven experience as a Senior Contracts Manager or Commercial Manager on large-scale commercial building projects ($100M+)
• Tertiary qualification in Construction Management, Quantity Surveying, Law, or related field
• Strong contractual knowledge (AS Forms, Design & Construct, ECI, etc.)
• Exceptional negotiation, communication, and leadership skills
• Ability to work in a fast-paced CBD environment on complex, high-profile projects
• A proactive, detail-oriented approach with strong commercial acumen
