Role Overview:

The Development Manager will lead the entire lifecycle of property development projects, including site acquisition, consultant appointments, securing permits, marketing, sales, delivery, settlement, and project reporting. You will ensure all projects adhere to quality, timeline, revenue, and cost targets.

Key Responsibilities:

• Set and implement strategies for the development process, from site acquisition to project completion.
• Manage the day-to-day operations of the project, coordinating with consultants, contractors, and stakeholders.
• Establish and monitor the project’s master programme and budgets, ensuring alignment with the project’s financial and strategic goals.
• Oversee the design, planning, and town planning approvals, ensuring compliance with zoning laws, building regulations, and stakeholder requirements.
• Liaise with authorities, represent the owner in negotiations, and manage consultants across various disciplines (e.g., architects, surveyors, engineers).
• Conduct feasibility studies, monitor the evolving design against project budgets, and carry out value management workshops to enhance project value.
• Prepare and implement strategies for marketing, branding, sales, and settlement phases, ensuring alignment with market demands and project profitability.
• Maintain regular communication with purchasers, addressing enquiries, and ensuring a smooth settlement process.
• Oversee construction progress, manage variations, ensure quality control, and resolve any issues during the construction and defects phase.
• Provide regular updates to the owner, including progress reports, budget forecasts, and critical financial and operational insights.

Key Qualifications:

• Bachelor’s degree in Property, Urban Planning, Construction, or a related field.
• 5-8 years of experience in property development, project management, or related fields.
• Extensive experience in managing development projects from concept to completion, including marketing and sales strategies.
• Strong financial acumen with expertise in feasibility analysis, budgeting, and cost management.
• Excellent leadership, negotiation, and communication skills, with experience dealing with stakeholders at all levels.
• Proven ability to manage multiple projects simultaneously while meeting deadlines and quality standards.
• Proficiency in project management software and tools, with a strong understanding of local zoning and regulatory frameworks.
