We are looking for an experienced and self-motivated Property Manager to join our clients team on a part-time basis. This role offers the flexibility to work remotely or in the field, managing a portfolio of residential and SDA properties. The ideal candidate will be proactive, solutions-focused, and comfortable working independently while ensuring compliance with relevant regulations.

Key Responsibilities:

  • Property Management: Oversee day-to-day management of a residential and SDA property portfolio, ensuring high tenant satisfaction and efficient operations.
  • Tenant Relations: Build and maintain strong relationships with tenants, treating them with respect and dignity while addressing inquiries, concerns, and maintenance requests promptly.
  • Leasing & Tenancy Management: Handle lease agreements, inspections, and tenant onboarding processes, ensuring compliance with NDIS and Queensland rental regulations.
  • Maintenance Coordination: Organize and oversee property maintenance and repairs, liaising with contractors and service providers.
  • Compliance & Reporting: Ensure properties meet legal and SDA standards, maintaining accurate records and providing reports as required.
  • Stakeholder Communication: Collaborate with property owners, SDA participants, support coordinators, and other stakeholders to balance tenant well-being with strong investment returns.

What We’re Looking For:

  • Previous experience in residential property management is essential.
  • Experience in community housing or Specialist Disability Accommodation (SDA) is highly regarded but not essential.
  • A self-starter who thrives in an autonomous, results-driven environment.
  • Strong communication, relationship management, and problem-solving skills.
  • Knowledge of Queensland tenancy laws and SDA regulations (preferred but not mandatory).
  • Ability to manage multiple tasks efficiently while maintaining attention to detail.
  • Current Property Management License (or willingness to obtain one).
  • Reliable transport and the ability to travel to properties as needed.
